Notice to Owner

A notice that a subcontractor or supplier who has no contract with you directly must serve on you to protect their right to claim a lien on your property. Under s. 713.06, Florida Statutes, it must be served before they start, or within 45 days of starting, to furnish labour, services or materials, and before your final payment to the contractor. Receiving one on a seawall job is routine; it is not an accusation. Its statutory warning is the part to read: if your contractor does not pay them, there may be a lien against your property and you could pay twice. The protection it names is a written release from them every time you pay your contractor.
