What does a seawall cost in Boca Raton?

Three approaches, three pricessame wall, very different jobs

The same seawall can be addressed three structurally different ways, and the spread between them is wider than most owners expect. We do not publish figures, because the right approach depends on a survey. But knowing the three options is what lets you tell whether two bids are even for the same job.

The detail

Option oneRepair the panels and restore the existing cap. The lightest intervention, and only possible if the panels are sound.
Option twoRepair the panels and replace the cap outright. Chosen when the cap has spalled or the elevation has to change.
Option threeBuild a new wall in front of the existing one. The heaviest option, and in Boca Raton it is limited by where the old wall sits: the city's design manual says seawalls may not be built beyond the property line, with the wet face on the property line (EDSM 7.7.1(4); Code Sec. 26-146). A survey shows how much room there is.
The state's 18-inch lineFlorida's environmental permit exemption covers restoring a seawall at, upland of, or within 18 inches waterward of its previous location. Go farther out and the exemption no longer applies. s. 403.813(1)(e), F.S.
Why bids divergeTwo contractors can quote the same shoreline against different options. Ask which of the three each bid assumes, in writing, before you compare them.
Boca's own constraintThe city's Engineering Design Standards Manual sets a minimum of 4.0 ft NAVD88 and a maximum of 6.0 ft NAVD88, and that applies to any new or replaced seawall or dock, publicly or privately owned. An option that changes elevation has to land inside that band.
What else rides alongAccess ramps, staging and restoration are frequently in one bid and absent from another.
