Cookie Policy

What this site stores in your browser, what it does not, and what changes if we add analytics.

Last updated 2026-10-02 · Version 2026-10-02

What we set

Very little, because this is a static site with no login.

  • A session identifier, so that if you move between pages and then submit a form, we know it was one visit rather than three
  • A referral tag, if you arrived through a real estate agent's link, so the agent gets credit
  • A preference, remembering a choice you made on the page

These are first-party, they contain no name or contact details, and they are there to make the site work.

What we do not set

As of the date on this page:

  • No advertising cookies
  • No third-party analytics
  • No retargeting or conversion pixels — no Google Ads tag, no Meta Pixel
  • No session recording or heatmaps
  • No cookies placed by anyone else

Because everything we set is essential to the site working, there is no consent banner. Asking you to click through a banner for cookies that need no consent would be theatre.

Your choices

You can block or clear cookies in your browser settings. This site will still work — you may just have to re-enter something you already typed.

We honour the Global Privacy Control (GPC). See Your Privacy Choices.

Email

Our emails may use a tracking pixel or tagged links to tell us whether a message was opened and whether you clicked. That is not a cookie, and every email carries a one-click unsubscribe.

When this changes

We expect this page to change. A business that wants to be found will eventually run analytics and probably advertising, and both mean non-essential trackers.

When that happens, we will:

  1. Update this page first, before the tag goes live
  2. Put a real consent control in place — an actual choice, with reject as easy as accept, not a banner that only offers "OK"
  3. Set nothing non-essential until you have chosen
  4. Honour GPC as an opt-out signal

We are writing this down now, while it would be easy to leave vague, so that you can hold us to it later.

Every agreement and policy

All of them, in plain language.
