Hillsboro Beach keeps buildings and pools 15 ft back from the easterly right-of-way line of the Intracoastal Waterway (or from a seawall built east of it). Flat, open patios with no footings are the exception: they may extend all the way to that Intracoastal line.

PatiosFlat and open patios with no footings may extend 15 ft east of the easterly building line and to the easterly right-of-way line of the Intracoastal Waterway. Code Sec. 12-264(D).
PoolsNo closer than 15 ft to any side property line or 45 ft to the centerline of State Highway A1A; not east of the easterly building line or closer than 15 ft to the easterly ICW right-of-way line, or 15 ft east of any seawall erected east of that line; measured from the water's edge of the pool. Sec. 12-264(A).
BuildingsNo building closer than 15 ft to the easterly right-of-way line of the Intracoastal Waterway, or 15 ft east of any seawall east of it. Sec. 12-124(D).
Fuel and inspectionAbove-ground fuel tanks for pool heaters and generators follow the town's setbacks; pools cannot be filled before inspection unless the building department requires it for testing. Sec. 12-264(B)-(C).
UpkeepPools, jacuzzis, spas, hot tubs and fountains must keep pumps and filters working and the water clear enough to see the bottom at the deepest point. Sec. 12-264(E)-(F).
Guards (state rule)Florida Building Code, Residential, 8th Edition (2023), Sec. R312.1.1-R312.1.3: a guard is required on open sides of a walking surface located more than 30 inches above the floor or grade below at any point within 24 inches of the open edge; it must be at least 36 inches high; openings must not let a 4-inch sphere pass. No local guard amendment was found in this city's code.
